Ensure that detailed legal contracts are in place:
- Building Contract (owner & Trilogy)
- Builders Contract (Trilogy & builder)
- Service Level Agreements (Trilogy & subcontractors)
- Workmanship Guarantees & Warranty Certificates
Ensure that contracts include specific quality standards and procedures, and robust legal protection for the Client.
A detailed Contract Price (as part of the Building Contract) including a fixed price and inclusions, and a Provisional Cost (PC) Sum with a highly detailed PC Sum schedule.
Provision of a 10 Year Performance Warranty, including a 10 Year Builders workmanship guarantee.
Provision of 'at or above' industry standard workmanship guarantees for subcontractors work, and all other applicable warranties for products used in the project.

A clearly defined project management structure.
Clearly defined and documented roles and responsibilities.
A dedicated project manager that works closely with the owner, builder, subcontractors, and product suppliers, to oversee and manage the entire project.
Use of a unique and carefully developed construction management system that consists of:
- Construction schedule
- Site meeting schedule
- Specific site meeting information and checklists
- Specific quality standards for each construction phase
- Specific construction requirements of the builder during each phase
- Formal and documented quality inspections
Sophisticated position descriptions for construction and project managers, with clearly defined quality and performance objectives.

We manage change effectively during the project, ensuring all changes are documented and all relevant stakeholders are informed and provided with correct documentation.
We price out all requested changes and obtain written authorisation from the owner, advising them about the overall impact on the Contract Price versus their budget.
Provision of formal Variation documentation forming part of Trilogy's construction management system.

Your project manager will work very closely with you throughout the entire process, guiding and advising you every step of the way.
