If you decide to build with a local builder, you are likely to pay top dollar for your building materials and subcontractors because you are building only one house. Because Trilogy Projects is managing the construction of many houses throughout New Zealand we are able to buy building materials at significantly discounted prices. In addition to that, because we provide our construction teams with a higher volume of ongoing work, we are able to demand a much sharper rate from them.
All of this means that we are able to provide you with a highly competitive contract price. While our price is likely to be comparable with a good quality local builder, the real benefit and value lies in the high calibre construction quality and project management service that you will receive from us – a level of service that is very unlikely to be included within the prices you receive from other builders or building companies.
If you were to hire an independent project management company to provide a similar service, it would cost you around 8% of the total construction cost of your home – on top of paying for the home itself. With Trilogy, you receive the same benefits of high quality project management, but without the additional cost.

Based on your plans, we will spend 2-3 weeks putting together a detailed and accurate contract price that will be made up of the following:
PC sums are items with an unknown cost – as you are unlikely to have decided on them yet - such as flooring, the kitchen, fittings, and fixtures etc. The accuracy of these PC sums is very important, so we will be sure that these figures accurately reflect the quality of items that you expect in your new home.
Our Contract Price document is comprehensive and breaks down each element in detail so that everything that is included and everything that is not included can be clearly identified.
Pricing integrity is very important to us. We promise that our price will accurately reflect the true cost of your construction project. Unlike others, we will NOT manipulate the cost to make it look cheaper than it really is in order to win the contract, only to add these costs on toward the end of the project.
